Why I started Plume
“I didn’t know where to turn for advice I could trust.”
I was trying to buy a small retail property in my neighborhood. When a dry cleaner came up in its history, I found myself weighing advice from people with different interests in the deal. I paid for reports and still couldn’t work out what I’d be taking on. That experience led me to start Plume.
The planned report covers one Bay Area address, with a PDF and a private web brief. It brings together dry-cleaner history and nearby cleanup/PCE records, links findings to their sources, and shows source dates and gaps in coverage. See the research sample for an example of how findings are presented.
What can I do with it?
Use the brief to identify records worth following up on and prepare questions for an environmental professional. It can give you a starting point before you spend more on a property investigation. It cannot tell you whether to buy a property, what cleanup will cost, or whether a lender will accept it.
Does it replace a Phase I assessment?
No. Plume is a public-record review, without a site visit or testing. It does not replace a Phase I environmental assessment, assess current site conditions, or establish that a property is clean.
What if no records are found?
That leaves the property’s history unknown. Older businesses may be missing from public records, and coverage varies by location and date. The brief shows what was searched and where the gaps are; an empty search is not a clean result. Review source coverage and limitations.
